vacancies by a variety of proven effective means, including ads in the local
print media, web based ads, and ongoing contact with prospective tenants.
Screening Process
J. R. Pierre Real Estate
views tenant screening as our most important function. Our applications are
distributed to prospective tenants at the end of appointments to view
properties. Our applications are also available on our website. Once a
completed application is received from a prospective tenant, the application is
screened for credit, landlord and/or ownership experiences, and income
verification immediately.
Lease Signing
Acceptance of the
prospective tenants application is subject to the owner’s approval. Once
accepted, the prospective tenant signs a lease, which includes extensive owner
& tenant safeguards for the property owner. Upon execution of the lease,
the tenant must tender the full, required deposit amount.
Maintenance
J. R. Pierre Real Estate
has a network of quality independent contractors that offer reasonably priced
and prompt service to ensure that all maintenance issues are dealt with
efficiently, and with as minimal inconvenience as possible for your tenants.
Rent Collections
Our services include
collection of monthly rents as well as monitor delinquent rents promptly;
thereby ensuring owners are not inconvenienced with cash flow issues.
Accounting
J. R. Pierre Real Estate’s
computerized accounting system is capable of providing all the reporting you
need for tracking income, receipts, charges and expenses for your property. A
fully detailed cash flow statement is submitted to you each month.
